guide to fixed wire testing
A Fixed Wire Test or Periodic Inspection Report is a check on the electrical circuits to ensure that they are safe and performing well. The outcome of an inspection includes details of issues found and will provide (when required) recommendations for the electrical system against the UK standards of safety for electrical installations. These are set out in British Standard 7671: 2008 (IEE Wiring Regulations 17th Edition).

Fixed wiring is a broad definition however reflects the inspection, which can encompass very little or much. At it’s simplest, an inspection is a non-intrusive visual check of accessible components such as cables, cords, distribution boards, sockets and light fittings.A thorough inspection could comprise of the following:
  • Visual check of all accessible components
  • Labelling, i.e. unique identification of circuits
  • Functional tests to check whether all the relevant components do what they are supposed to do
  • Publishing circuit diagrams, all test results and a summary of any defects with actions recommended to make safe.
  • Survey and testing of the installation’s earthing, continuity, insulation, polarity, layout and accessibility assessment
  • Enquiries to determine the degree to which parts of the system can be isolated
  • Review of available documentation

What happens during a periodic inspection?

ADH Electrical Services check the electrical installation against the requirements of BS7671 – Requirements for Electrical Installations (IEE Wiring Regulations) The period inspection will take into account all relevant circumstances including the following factors:

  • Adequacy of earthing and bonding
  • Type of wiring system and its condition e.g. cable quality and compliance
  • Suitability of the switches and controls e.g. consumer units (fuse box)
  • Changes in use of the premises which have led to, or might lead to, deficiencies in the installation.
  • Serviceability of equipment e.g. socket-outlets and light fittings
  • Presence of adequate identification and notices
  • Extent of any wear and tear, damage or other deterioration

Loss of power

During testing it should be expected to have short one off disruptions to the power supply for each lighting, sockets and utility circuits. ADH Electrical Services will complete such tests at times that minimise disruption to your business.

Your inspection report

A period inspection report (PIR) is the formal method of recording the findings of the periodic inspection. The main purpose of a PIR is to report on the safety condition of an existing installation and offer recommendations if required. Reports have two outcomes which are either ’satisfactory’, in which case no immediate remedial work is required, or ‘unsatisfactory’ which means remedial work is required to make the installation safe.

How we charge for Fixed Wire Testing

Fixed Wire Testing costs from ADH Electrical Services primarily use a ‘per circuit’ cost, to ensure a client only pays for the circuits we find and test from as little as £8 per circuit.

Business premises and responsibility for testing

The occupying business is responsible to make sure that all employees comply with Health & Safety legislation. However, it is usually dependant on the terms of the lease as to whether the occupier or landlord pays for testing to be carried out on the electrical installation. Usually, if the occupying business are on a full repairing lease then the cost will fall them. Portable Appliance Testing will always be the responsibility of the occupying business.

After the periodic Inspection

Following the Periodic Inspection Report, should it contain recommendations or improvement requirements for the installation, ADH Electrical Services will provide a fixed price quote for the remedial work.
